We are a full service design firm that will take your project through the entire process of design, approvals, detailing, and construction. We will work as your advocate; protecting your interests with the municipality and other authorities having jurisdiction through the approvals phase; coordinate, as lead consultant, the work of all design sub-consultants; and work collaboratively with your contractor and various sub-contract trades through the build. Licensed and insured throughout Ontario, we are ready to help transform your home.

Preparation of Existing Building and Site 3D Model
Preliminary Design Consultation, Preparation and Development of Scope of Work
Schematic Design, Design Development, Conceptual Design in 2D and 3D
Conceptual Design Presentation, Consultation, and Revision, as required
Photorealistic 3D Rendering including Sun and Shadow Study
Municipal Zoning Consultation and Committee of Adjustment Application
Committee of Adjustment Hearing Preparation, Zoning Precedent Research and Summation
Presentation and Representation at Committee of Adjustment
Expert Witness at Ontario Municipal Board
Coordination of Approvals though all layers of Municipal and Provincial Regulation
Plans, Sections, Elevations, Details, Specifications, Schedules, etc.
Preparation of Building Permit and Construction Documents as per Ontario Building Code
Coordination with Structural Engineering and other Sub-Consultants
Application and Acquisition of Building Permit
Interior Plan Details, Interior Elevations, Cabinet Drawings, Fixture Selections, Electrical Plans
Site Visit, Review, Consultation, and Direction of Trades during construction
Revision to Construction Drawings as required
The Process
Your Project will consist of 5 Phases
Phase 1: Pre-Design
Site Assessment, Documentation of Existing Structures, Zoning Study, Preparation of Existing Drawings.
Phase 2: Conceptual Design
Design, Presentation, Revision as required.
Phase 3: Zoning Approval
Zoning Review, Committee of Adjustment, TLAB, OMB.
Phase 4: Building Code Approval
Detailed Drawings that serve both to obtain a Building Permit, and form the basis of the contract that you will have with your builder.
Phase 5: Selections & Construction Review
Comprehensive selection of all interior and exterior finishes and fixtures. Periodic review of construction. Revision and Site Instruction as required.
