This house has a plan that is particularly flawed at its bones. The front door is on the wrong side of the house. It’s opposite the stair and circulation spine, meaning that you enter on one side of the house, and jog around the living room diagonally in order to take the stair or make your way through the rest of the house. This diagonal makes for less than ideal room shapes, and furnishing. Alas, certain immovable features like the existing front porch (and a tighter budget), meant that the front door had to stay put.
After opening up the interior partitions, the dining was shifted to the front room, with separation from the main entry via a (previously absent) front closet. The living shifted to the middle room with furnishings that make the diagonal circulation much smoother. The kitchen remains at the back, but is now open to the rest of the space, as well as the back yard via a large sliding glass door.
This is a great example of how, with careful selections, a tighter budget can still yield a satisfying improvement.
